Business Summary
Stockland Corporation Limited is engaged in investment in income producing retail, office and industrial properties; development of retail properties; residential property development; retirement living development and investment; property trust management, and property management. It operates primarily in mainland Australia along with residual operations in the United Kingdom. It has four segments: Residential, which delivers a range of master planned and mixed use residential communities and apartments in growth areas; Retirement Living Communities, which designs, develops and manages lifestyle communities for retirees; Commercial Property, which invests in, develops and manages retail, office and industrial properties, and UK, which is a property developer and asset manager of retail, office and mixed use properties. Effective October 31, 2010, it acquired Aevum Limited. In November 2011, it sold its Melbourne office tower Riverside Plaza to Dexus Wholesale Property Fund.

Financial Summary
BRIEF: For the six months ended 31 December 2011, Stockland's revenues decreased 19% to A$936M. Net income decreased 28% to A$307.6M. Revenues reflect a decrease in income from property development sales and a decreased rent from investment properties. Net income also reflects a decrease in the finance income, an increase in investment property expenses, an increase in interest costs and decreased in net gain from fair value adjustment.
